As we all know New Hampshire is in a housing supply and affordability crisis. In December 2024, the median sales price for a single-family home in New Hampshire was $507,000. It is imperative that we use every tool we can to increase the supply of housing. That is why I urge you to support HB 685: • HB 685 rightly recognizes the integrity and importance of manufactured housing by allowing it by right in any residentially zoned area • Making it easier to place manufactured housing will make homeownership more accessible for both younger families looking to purchase their first home and older Granite Staters looking to downsize • Factory-built homes are on par with site-built homes in terms of durability and safety • They are one of the few affordable options that provide an accessible path to homeownership and generational wealth building for all Granite Staters, but especially low- and moderate-income people • However, too often, manufactured housing is stigmatized and thought of as “less than” • As representatives of homeowners in both privately owned and Resident-Owned communities, we encourage you all to think of what it actually is – home. • HB 685 is a crucial step for increasing access to affordable homeownership for more Granite Staters and I urge you to support it. Doubling the density along our lakes will increase soil compaction, the trampling and removal of vegetation, and increase the runoff of nutrients into our lakes. Allowing existing buildings to be converted into accessory dwelling units will mean that someone could build a boathouse and then convert it into an accessory dwelling unit.
